The excessive moisture expands the timber members in size creating more movement to the overall structure of the leaking timber balcony, increasing more pressure on the already failing waterproof membrane. There are many options out there on how to repair a leaking balcony from over top of tile balcony waterproof membranes and epoxy grout replacement to the balcony tiling. If you have structural timber floor damage to a balcony that has a defective waterproof membrane or is leaking the woodrot damaged timber floor and framing needs to be replaced. In most cases that would require removal of existing tiling and waterproof membrane and rebuilding that part of the balcony. Structural timber damage and general balcony conditions should be inspected annually by a qualified person.
