For centuries timber has been used to build structures. Building timber framing for timber roof framing, wall framing and floor framing. We find structural timbers that have decayed overtime from fungal decay, woodrot, overloading stress and timber pest damage.
The cause of Woodrot & Fungal Decay: Fungal decay is caused by moisture often caused by lack of maintenance from leaking gutters, water intrusion through cladding, non durable timbers exposed to the weather and in contact with the ground.
Over loaded Structural Timber Replacement: Overloaded timber structures show signs of deflection, bending, crushing and cracking we replace structural inadequate timber structural members. Our procedures involve temporary structural works to support load and allow works to be carried out on the damaged structural loadbearing timber. This may include replacement of the structurally damaged timber or repair works depending on the situation, condition of the damaged timber and the use the timber is being used for, how hard the damaged structural timber is working.
We investigate to cause of the structural timber damage:Investigate the cause of the damage is extremely important: Is the structurally damaged timber overloaded and what from? If moisture intrusion has occurred and their is fungal decay/ woodrot damage the cause of the moisture needs to be rectified or fixed. This maybe the cause of repairing leaking plumbing, drainage, cladding or roofing which may be found as the cause of the fungal decay: woodrot upon inspection. Repairing and replacing roof framing: Replacing timber roof framing member generally requires requires temporary propping of the roof in the area where timber member is to removed. We have experience replacing timber roof rafter and roof members damaged by termites, overloading and woodrot.
Repairing and replacing wall timber framing: We complete all works associated with wall timber framing repairs and replacement. We replace wall studs and top plates which have been damaged by termites, over loading of the structural member and woodrot.
Repairing and replacing subfloor timber framing: Many of our timber framing replacement works are in the subfloor area. This is where we find the most termite damage or can see the termite damaged due to the exposed timber framing. We temporary prop the the load on the timber stumps, timber bearers and joists during the replacement of structural timber members. We replace subfloor timber damaged by termites, timber pests, woodrot and over loaded structural timber members.
Temporary Structural Works To Support Load: Replacing timber beams and lintels require temporary propping of the load which is supported by the beam we install temporary propping and bracing to ensure integrity of the building or house during the process of replacing the damaged timber beam. We replace timber beams damaged by termites, woodrot and beams which have been overloaded and are failing or deflecting.
Termite and Timber Pest Damage in timber framing: Termites can cause thousands of dollars damage to houses we inspect and assess termite damage to timber framing and replace termite damaged timbers.
Woodrot damaged balconies: We replace loadbearing timber framing to balconies and timber decks. Most of our balcony repairs are from leaking balconies, defective waterproofing to balconies. We complete all structural and waterproofing repairs to damaged and leaking balconies. Water intrusion through balcony tiles and waterproof membranes overtime causes woodrot damage to balcony timber framing. The excessive moisture expands the timber members in size creating more movement to the overall structure of the leaking timber balcony, increasing more pressure on the already failing waterproof membrane. There are many options out there on how to repair a leaking balcony from over top of tile balcony waterproof membranes and epoxy grout replacement to the balcony tiling. If you have structural timber floor damage to a balcony that has a defective waterproof membrane or is leaking the woodrot damaged timber floor and framing needs to be replaced. In most cases that would require removal of existing tiling and waterproof membrane and rebuilding that part of the balcony. Structural timber damage and general balcony conditions should be inspected annually by a qualified person.
